Which neighborhood should I be considering moving to Miami??  If you want a condo you should consider Brickell, Grove or Gables. Brickell has a busier city feel with a broad inventory of all different price ranges, sizes and types of buildings with all different offerings for amenties.  If you are thinking newer contruction single family homes well above $1.5 million there are large homes in Pinecrest. Coral Gables and Coconut Grove offer newer and much older options since Pinecrest was established after 1960. Coconut Grove has more of a jungle landscape where homes of all styles grace the tropical landscape and cuddle the Bay.  There are gated communities along Main Highway that offer fantastic walkability to cafes, lunch spots, schools, parks and markets. Coral Gables is larger compared to the Grove and offers different neighborhoods all with their own specific vibe depending if north or south of South Dixie, close to Old Cutler or down further South in Gables by the Sea.  In between the Gables and Grove areas and Pinecrest is South Miami.  Inside part of South Miami is High Pines and then Ponce Davis borders South Miami, High Pines and parts of South Gables. South of all this is Pinecrest and then Palmetto Bay and then Cutler Ridge.  It is not as confusinig as it sounds either and a drive that would take about an hour would cover all these locations.  It also depends if you have children in school. Do you want the kids to be in person and drive them everyday, take a bus or virtual schooling? Do you drive to an office daily or work from home?  Do you like a city vibe or more rural or suburban?  Do you loathe traffic as much as I do lol?!?

Trying to shop online via Zillow or Realtor.com is challenging to say the least.  Those systems don't have listings that up to date.  What has sold may show active and what is active may not even show.  Work with an experienced Realtor who knows the areas you are considering.  If you are looking at Miami Beach work with a Realtor that does mostly the beach or North Miami. Any great Grove/Gables Realtor knows South Miami and Pinecrest and PB.  That way your expert consultant may have property to show you that is not even on the market.  Or has a well known reputation around the areas which helps when you are trying to get appointments, make offers and work with the listing agents.  Work with someone that has experience and has visiable testimonials.
